In the last 7 days, real estate closings: Newton 22, Needham 12, and Wellesley 7. The market is so hot the median list vs sale percentage is higher than it would usually be in all three towns (median 97%).

There were 22 home sales in April compared to 29 in April 2012.
Needham single-family home sales are still below last year’s numbers, andsale prices have risen steeply so far in 2013. The town saw 17 home sales in April compared to 32 in April 2012. So far in 2013, there have been 80 home sales in Needham, which is actually identical to the first four months of 2012.
