Report: Home Sales Rise, Median Price Drops in January

The median price of single-family home sales dropped, the Warren Group reports

Statewide home sales have bounced back a bit after a 5 percent dip in December, according to a recent report from The Warren Group.  Single-family home sales rose more than 3 percent in January 2012, according to the report, while the median price dropped nearly 4 percent; median prices have dropped consecutively for the past four months.  In total, 2,425 single-family homes sold across the state in January, up from 2,348 in January 2011. The median sale price, meanwhile, decreased by 3.7 percent, to $260,000 in January 2012. The median price in January 2011 was $270,000.  Home sales in Dedham continue to move in the right direction, said Evan Walsh of William Raveis Realty in Wellesley. Report: Home Sales Down in December

The Warren Group reported its statewide figures this week.

After finding year-over-year increases from July through November, Massachusetts saw a 5 percent drop in single-family home sales, according to a report by The Warren Group. December 2010 saw 3,558 homes sold in the state, compared to 3,380 in December 2011, the article reports. Additionally, home sales for all of 2011 totaled 38,994, down from 2010’s number of 41,389 sales. Warren Group CEO Timothy M. Warren Jr. is quoted in the article as saying that the numbers are “disheartening,” but that they are also compared to an especially strong sales month in December 2010. Realtor Elaine Hoff of Wilmington-based REMAX/Encore told Patch that MLS research for Middlesex County shows that the average sales price of $464,753 is down 5.2 percent …

MA Home Sales Increase in November

Trade groups report real estate growth in November 2011 over November 2010, though Needham numbers tell a different story.

According to The Warren Group's latest findings, single-family home sales increased 13 percent in Massachusetts when comparing November 2011 with November 2010. Sales increased year over year from 2,875 to 3,253. The November 2011 numbers are also reportedly better than those in 2007 and 2008, the group wrote. Warren Group CEO Timothy M. Warren Jr. said in a press release that the November numbers are a positive sign for the new year, but he also worries that the overall 2011 number might approach record low numbers, “somewhere near the level in the 1990s." Other Warren numbers show the median price of single-family homes dropped from $295,000 in November 2010 to $271,000 in November 2011. The median price from January through November …
