Comparing the December 2011 real estate numbers in Needham, Newton, and Wellesley with 2010 and 2009 is a mixed bag of results. The good news: Needham had 32 homes and condos close this December which was the highest number in the past 3 years. Newton had 62 homes and condos go under agreement which was again the highest number in the past 3 years. The bad news: each month of the last quarter of 2011 in Wellesley saw the lowest number of sales and under agreement listings of the past 3 years. The other graphs below show that December followed the trends from years past for the most part.

Looking forward, today is the second work day of the new year and we already have 16 new listings. I will be reporting the details on this in my usual Friday blog but with new listings comes under agreements. Plus, we have a ton of new construction projects under way so the spring will bring lots of excellent choices for buyers moving into the area.
